The ProView Walk-through Consultation is designed to MEET
you where you are in today's real estate market.

No need to move into your next home blindfolded. Bring an expert eye with you on your home search.
Buyers are foregoing home inspections with the intent to entice sellers to choose theirs over multiple offers. An offer on a home with the least amount of contingencies is typically the most "hassle-free" experience for the seller. But as desperate as we may be, to get into a home in this low inventory, demanding, seller's market, it is never ever a good idea to skip the most valuable and consequential piece of your investment transaction.

How can I strengthen my offer WITHOUT waiving my right to a home inspection?

Generally, experts only recommend waiving a home inspection if you have a trained eye for real estate, and you’re certain you can pick out potential issues without a professional inspection.

There are other tactics you can use to make your offer more appealing to a seller.
  1. Be fully preapproved. Having a mortgage preapproval letter from a lender in hand demonstrates not only that you're serious, but that you'll be able to get the financing to close the deal.
  2. Ask for an "informational inspection" rather than an "inspection contingency" in your offer. This language lets the seller know you’ll be getting a full professional inspection, but that it’s for your information only: you won’t be asking them to pay for issues it may uncover.
  3. Make a larger down payment. Yes, this may mean saving up longer before trying to buy a home but seeing more cash upfront can be alluring to sellers. It feels like more money in their pockets right away, signaling that your financing is solid and the deal will close. You don't have to put down the full 20%, but an offer with a 3% down payment may not stand up against bids with 10% down.
  4. Add an escalation clause. Sellers like this clause because it eliminates the need for back-and-forth negotiation between competing buyers. For example, Munjal had a client who offered to automatically bid $1,000 over any other offer up to $200,000 on a property that was listed at $189,900. The client's offer was successful, getting the home for $201,000.

Some Key Take Aways From Our Perspective:
  • Asking for an informational walk-through consultation is better than no inspection access at all.
  • The seller and their agent must be aware of who is accessing the property at all times.
  • Whether or not there is a report written, may make a difference to the seller when reviewing offers.
  • Which is why the verbal only "walk-through" style consultation may provide the leverage buyers are seeking without relinquishing all their rights.
  • Gaining at least this level of access is highly recommended.
  • A full-scope standard inspection (possibly without a contingency) is the better choice, a full-scope standard inspection with a contingency is BEST.
  • Finally, We always recommend researching, seeking legal advice, and conferring with your trusted real estate agent before making your offer without any inspection access allowed.

After all things are considered, a Walk-through Consultation can be the solution to your problem

WHAT

A Walk-through Consultation does not require the inspector to adhere to a Standards of Practice or generate a written report. Therefore the cost is considerably lower than a standard home inspection. You and the inspector walk through the property together and discuss the inspector's observations verbally. You are encouraged to ask questions, confer with your Agent, take pictures and make notes.

*A Walk-through Consultation is designed to serve buyers and investors that are not under contract. If you are under contract with an inspection period in place, our standard of service is a full scope home inspection complete with narrative report and pictures.*

WHY

Today's market is finding buyers in abundance and very few homes for sale. Folks that would be selling are afraid to do so for fear that they won't be able to find a home themselves when theirs sells within hours of being listed or before the sign even hits the yard.  We are seeing buyers relinquish control of their future as it pertains to their home, by waiving their right to a home inspection altogether. They are hoping that making an offer without the home inspection contingency will put theirs at the top of the list when the sellers review the multiple offers. This is dangerous territory. And we've been there. We have experienced that level of desperation ourselves as recently as this past fall. Let's write a different story for YOUR home buying experience...you do have options!

HOW

  • Simple. Call now to chat with Jack about a home search and walk through strategy that fits your situation.
  • When you and your agent have seller's permission to come back with Jack as your consultant, let us know and he will meet you there.
  • He is Covid-19 trained and compliant and will arrive with his mask, gloves and shoe covers.
  • Be ready to interact and ask questions, as Jack's signature style is consultative and friendly.
